How the calculator works

Mortgage interest is treated differently from other expenses

For individual landlords with residential property, most finance costs are not deducted from rental income as a normal expense. The calculator therefore deducts allowable property expenses first, but keeps mortgage interest separate.

It then estimates a 20% basic rate tax reduction based on the lower of mortgage interest, property profit and taxable income above the Personal Allowance.
